These terms govern use of the Bridge Guarantor website. They explain what the website information means, how the application journey works and the limits of relying on an early-stage outcome.
1. Website operator

2. Nature of the website information
The website explains Bridge’s student rent-guarantee application and review service. It provides general information only and is not legal, immigration, financial, property-safety or tenancy advice.
- Eligibility information describes the intended service scope but does not create a right to approval.
- Each application, applicant, parent or co-responsible person, property, landlord and tenancy may require separate checks.
- You should keep copies of information shown before signing or paying and obtain independent advice where needed.
3. Acceptable use
You must provide accurate information and use the website lawfully. You must not:
- impersonate another person or submit information without authority;
- upload malicious, unlawful or misleading material;
- interfere with security, attempt unauthorised access or misuse application forms;
- copy Bridge branding or website content for an unauthorised commercial purpose.
Bridge may restrict access or stop processing an application where misuse, fraud or a security concern is reasonably identified.
4. Initial Applications and Indicative Quotes
The Initial Application and manual initial screening are free. Completing or submitting them does not create a Student Service Agreement, fee, approval, final quotation or guarantee.
An Indicative Quote is an estimate based on information entered, including the expected personal fixed rent share and selected period. It may change if the information, property, tenancy, rent or final coverage changes.
5. When a guarantee can begin
Bridge becomes responsible only within the final written scope after all applicable preconditions have been met and an authorised Guarantee Certificate has been formally issued.
These preconditions may include applicant approval, property and landlord review, acceptance of the applicable Guarantee Terms & Landlord Acceptance Agreement and Coverage Schedule, final quotation, cleared payment, final integrity checks and valid signatures.
No draft, email, oral statement, funds evidence, property approval or payment alone creates a guarantee.
6. Fees, payment and coverage periods
- Initial Application and manual initial screening: £0.
- Main guarantee service fee: a one-off fee confirmed in writing at the final stage.
- Initial coverage-period choices currently shown on the website: 6, 8, 10 or 12 months.
- Bridge does not provide a loan or instalment-credit product through this website.
- If an expedited review option is later offered, it buys priority processing only and never an approval result.
You must see the accurate total price, VAT treatment where applicable, payment deadline and payment instructions before paying. Payment does not by itself mean the Guarantee Certificate has been issued.
7. Coverage boundaries
Any final guarantee is limited to the approved student, property, fixed contractual base-rent share, coverage period and financial limits in the final Certificate and Coverage Schedule.
Unless the Certificate expressly states otherwise, it does not cover other tenants’ rent, deposits, damage, cleaning, Council Tax, utilities, fines, interest, administration charges, legal costs or unapproved changes.
8. Third-party links and intellectual property
Third-party websites are controlled by their respective operators. A link does not mean Bridge accepts responsibility for all third-party content. Bridge branding, designs and original website content belong to Bridge or the relevant rights holder and may not be commercially reproduced without permission.
9. Website availability and liability
Bridge takes reasonable steps to maintain the website but does not guarantee uninterrupted or error-free access. Nothing in these terms excludes liability that cannot legally be excluded, or limits statutory rights that apply to consumers.
To the extent permitted by law, Bridge is not responsible for decisions made solely from incomplete website information where a later written agreement, quotation, Coverage Schedule or Certificate provides the controlling terms.
10. Governing law, changes and contact
These website terms are governed by the laws of England and Wales, while consumers retain any mandatory rights provided by the law of their place of residence.
Bridge may update these terms when the website, service or legal requirements change. Material changes will be dated and made available before a user is asked to accept new contractual documents.
