HMO arrangements or purpose-built student accommodation / halls.
Subletting, complex trust structures or unclear beneficial ownership.
Applications, properties or documents that cannot be reasonably verified.
Bridge may request explanations, updated information, translations or third-party verification. Review time may pause while required information is outstanding.
Coverage in plain English

Only the written certificate defines the guarantee.

An indicative estimate, screening outcome, invitation, Conditional Applicant Approval, property approval or payment does not by itself create a guarantee.

May be covered

The approved student’s fixed contractual base-rent share.
Only the approved property and coverage period shown in the Certificate.
Subject to the Maximum Monthly Covered Rent and Maximum Aggregate Liability.
Initial coverage periods offered: 6, 8, 10 or 12 months.

Normally excluded

Other tenants’ rent or the whole property rent.
Deposit, damage, repairs, cleaning, Council Tax or utilities.
Fines, interest, administration charges, legal or possession costs.
Unapproved rent increases, tenancy changes or duplicate recovery.
For landlords and agents

If rent is missed, evidence and cooperation matter.

The landlord remains responsible for lawful tenancy management, accurate records and reasonable mitigation. Bridge is not a letting agent, property manager or legal adviser.

Notify promptly

Tell Bridge about arrears as soon as possible and keep a student-specific rent ledger.

Submit evidence

Provide rent dates, unpaid amounts, payments, allocations and relevant communication records.

Manual decision

After complete claim evidence is confirmed, Bridge targets a decision within 14 calendar days.

Mitigate and update

Disclose later receipts, avoid double recovery and take lawful, proportionate steps where required.

Renewal is separate. A tenancy and a Bridge coverage period run on separate timelines. An old Certificate does not renew automatically; a new period requires a new review, payment and Guarantee Certificate.
