For students at supported London universities. Applicants under 18 follow a parent or guardian route.
Property Scope
Private rented flats, studios or houses through an established letting agent. HMOs and student accommodation are not currently accepted.
What May Be Covered
Only the approved student’s fixed contractual rent share, for an approved 6, 8, 10 or 12-month period.
Key Exclusions
No cover for other tenants’ rent, deposits, damage, cleaning, Council Tax, utilities, penalties or legal costs.

- An Initial Application or Indicative Quote is not an approval, final quotation or guarantee.

What Bridge provides
Bridge provides an application, review and student rent-guarantee service. Bridge is not a landlord, letting agent, lender, lawyer, immigration adviser or financial adviser.
Current service scope
- Students at universities currently supported by Bridge in London.
- Private rented flats, studios and houses offered through an established letting agent.
- HMOs, purpose-built student accommodation and properties with unclear or complex ownership structures are not currently accepted.
What may be guaranteed
Bridge only considers the approved student’s fixed contractual rent share. Bridge does not automatically guarantee the whole property rent or another tenant’s rent.
Key exclusions
The guarantee does not cover deposits, property damage, cleaning, Council Tax, utilities, penalties, interest or legal costs unless a final written document expressly states otherwise.

Who controls your information
BRIDGES HOUSING LTD, trading as Bridge Guarantor, is the controller of personal information collected through this application process.
Information we may collect
This may include identity and contact information, education and immigration information, application answers, communications, verification results, property information supplied at a later stage, and technical or security logs.
Why we use it
We use information to consider your application, take steps before entering a contract, verify information, prevent fraud, communicate with you, keep audit records and meet legal obligations. Marketing and non-essential cookies are handled separately.
Who may receive it
Relevant information may be shared with identity or document-verification providers, electronic-signature and secure-upload providers, payment providers, IT providers, professional advisers, authorised public bodies, and relevant landlords or agents at a later property-review stage.
Retention and your rights
Initial enquiries that do not proceed may normally be retained for up to 24 months after closure. Formal application and contract records may normally be retained for six years after the relationship ends, subject to legal, dispute or fraud requirements. Depending on the law, you may request access, correction, deletion, restriction, objection or data portability.

Before entering a paid service
Cancellation, Refunds & Complaints
Initial Application
The Initial Application and manual initial screening are free. Submitting the Initial Application does not create a paid service contract or guarantee.
Later paid services
If you later enter an online consumer service contract, a 14-calendar-day cancellation period will generally apply. If you expressly ask Bridge to begin work during that period and later cancel before the service is fully performed, Bridge may deduct a reasonable proportion for work already provided where the law and the disclosed terms allow it.
Refund information
The exact cancellation and refund terms for any later paid service will be shown before you enter that service or make payment.
Complaints
If you have a question or complaint, contact Bridge with your name, contact details and a clear description of the issue. Bridge will acknowledge and review the matter through its complaints process.
